STEP 1 – EVERYTHING STARTS WITH A CONVERSATION.

Our first step is to schedule a personal consultation with every client to establish a relationship and to identify your individual wants and needs while using our market knowledge and expertise to advise you of the best path toward the most effective real estate transaction. During this meeting we will establish what type of property you are looking for, identify your preferred neighborhoods, and hash out a list of what you can’t-live-with and what you can’t-live-without.  Afterall, no property is “perfect”, but we’ll help you find something that’s close.  

 

STEP 2 – GETTING CONNECTED TO THE BEST IN THE BUSINESS.

We have an extensive network of trusted, local professionals to help our clients through every step of the home buying process including lenders, home inspectors, closing attorneys, contractors, designers, architects, and more.  During our initial meeting we will connect you with the best people to help us in our shared goal of getting you into the right property with the best terms available.

 

STEP 3 – MATCHING YOU WITH THE PERFECT MORTGAGE LENDER.

Every buyer has different goals, financial situations, personality, etc., and we help match all our clients to the most appropriate lender for their individual needs. Then, you’ll meet with a mortgage lender so you can become pre-qualified for a home loan. This way, you’ll know exactly what price point you can afford.

 

STEP 4 – THE RIGHT PROPERTY IS OUT THERE. LET’S FIND IT TOGETHER.

Once a budget is established we’ll begin the process of helping you find the right property. Although online tools such as, Zillow, Realtor.com, and Trulia are helpful, when it comes to getting the most up-to-date information on new listings they fall short. We give our clients an edge by setting up a personal portal and tailored property search that will immediately notify you (and us) of new listings meeting your criteria as soon as they hit the market. This gives you the best chance of seeing that dream listing first.

 

STEP 5 – NAVIGATING THE NEGOTIATION PROCESS.

When we find “the one”, the REAL work begins. We’ll use our knowledge and experience to help you navigate the offer and negotiation process with the seller, making sure you understand exactly what you’re signing. We’ll do a market analysis to help determine the current market value of the property you’re offering-on in order to ensure you’re getting the best deal possible. Sometimes there are multiple buyers offering-on a hot property at the same time. We’re also well versed in this competitive situation, and can help you make the most attractive offer possible.

 

STEP 6 – INSPECTING EVERY CORNER AND EVERY SQUARE FOOT.

Once you have an accepted contract, it’s time to do your due diligence. During the inspection process, we’ll be there for you every step of the way.  We’ll help you identify all of the pertinent and available inspections for the property you’re looking to purchase – from general home inspectors to sewer video inspectors to slate roof inspectors – our trusted network of professionals will help you know exactly what you’re buying. We’ll even help schedule and coordinate the inspectors of your choosing, making sure we have adequate access to the property, and keeping us within our contracted deadlines. Once we’ve completed inspections, we’ll help you re-negotiate with the seller for any unforeseen deficiencies that may have come up.

 

STEP 7 – MAKING THE ROAD TO CLOSING A STRAIGHT SHOT.

After we’ve cleared our inspection contingencies, we’ll coordinate with your lender, insurance agents, and the closing attorney to help ensure the road to closing is as smooth as possible.  

 

STEP 8 – THE DAY YOU’VE BEEN WAITING FOR.

We’ll be there for you on the day of closing to make sure everything goes as planned. Everything that was negotiated in the initial contract and through the inspection process must be accurately reflected on the settlement statement or there could be problems after the sale takes place. We’ll make sure there aren’t any surprises.
